If you choose to proceed after this meeting, we will present a professional service agreement outlining the scope of our consulting or pre-construction services. Should you later decide to have us build your home or project, any consulting fees paid will be credited toward our construction fee.

Our construction fee is structured as a percentage of the total project cost, typically ranging between 11%–12% of the total cost, depending on the complexity of the project and the anticipated time, coordination, and oversight required to complete it successfully.

  • Permit application support and navigation of municipal building department requirements, approvals, inspections, and timelines

Professional Consulting Services

  • Construction financing support, including assistance reviewing loan options, negotiating with lenders, understanding draw schedules, and preparing required documentation

  • Builder’s sworn statements, lien waivers, cost breakdowns, and documentation required by banks and financial institutions

  • Guidance on securing proper insurance coverage for the project to protect all parties involved

  • Verification that all subcontractors carry appropriate insurance, including Commercial General Liability and Workers’ Compensation

  • Guidance regarding Builder’s Risk Insurance for the owner, general contractor, or construction manager, as applicable

  • Requirement that subcontractors provide current certificates of insurance prior to commencing work

  • Requirement that subcontractors execute written indemnification agreements holding the homeowner, general contractor, and construction manager harmless from claims, damages, losses, or expenses arising from their work
